L&R, the global real estate and hospitality investment group, has launched Iconic Hotels & Resorts, a new global owner-operator brand that brings together the heritage of Iconic Luxury Hotels and L+R Hotels.

Backed by L&R’s discretionary capital, Iconic Hotels & Resorts’ initial portfolio spans five countries, creating a platform that can support a robust pipeline and future growth initiatives by partnering with other third-party owners and capital partners.

Iconic Hotels & Resorts is designed to elevate each property’s distinct character while delivering exceptional service, memorable guest experiences, and owner-aligned performance. The collection features high-profile, heritage-led properties, with L&R committing more than £200 million to transformational renovations across the portfolio.

UK flagships include Cliveden House, Strand Palace Hotel, The Chelsea Townhouse, Nobu Hotel London Portman Square and elite riverside sports resort The Lensbury. Internationally, the portfolio features Hotel Excelsior Venice Lido, long associated with the Venice International Film Festival, and Palm House. Further additions are expected to be announced later this year.

New talent

As part of the launch, Iconic Hotels & Resorts has appointed Shan Kanagasingham as COO to oversee global operations and lead the rollout of the group’s guest-experience and value-creation strategies.

Kanagasingham brings almost 30 years of luxury and lifestyle hospitality experience, most recently as SVP Operations, Openings & Transitions at Auberge Resorts Collection, where she helped scale the brand from seven to 40 properties open or in development. She has also held senior roles with The Ritz-Carlton, Raffles Hotels & Resorts, Mandarin Oriental, Viceroy Hotels & Resorts and Starwood Hotels.

Other recent senior appointments include Amrita Makkar as strategy director and Gemma Mc Aloon as director of brand & communications, alongside new leadership in global sales and revenue.

L&R recently opened a new global headquarters in central London, bringing together almost 100 specialists across operations, commercial, F&B, IT and HR. Iconic Hotels & Resorts has also invested heavily in technology, rolling out a new end-to-end tech stack covering distribution, business intelligence, finance, procurement, payroll and labour management, as well as launching an expanded in-house interior design studio and project management division.

“The launch of Iconic Hotels & Resorts alongside the appointment of Shan Kanagasingham as COO brings clarity to our strategic vision and unlocks immediate opportunities to leverage our existing scale and support our growth as a leading international owner operator within the hospitality sector,” said Cody Bradshaw, CEO – Hotels at L&R.

This launch signals the transformation of London and Regional, the privately held global investment firm and owner of Iconic Hotels and Resorts into a unified investment platform: L&R. The new corporate identity brings the firm’s four distinct verticals: Hotels, Commercial Real Estate, Private Credit, and Ventures under a single brand, aligning the organisation for its next phase of growth.

As Iconic Luxury Hotels transitions into Iconic Hotels & Resorts, leadership continuity will be maintained, with Andrew Stembridge, Executive Director of Iconic Luxury Hotels, supporting the transition and ongoing brand stewardship while focusing on supporting the group’s ambitious growth plans in the UK market.
