The Newman
The debut property from Kinsfolk & Co, The Newman will open in Fitzrovia next year. It will feature 81 rooms, suites and apartments. The rooftop floor offers a signature suite with a private terrace and when booked as a whole, provides exclusive use of the floor and its four-bedroom suite.
Other amenities include a European brasserie seating 120 customers, a lower ground cocktail bar and two private event and dining rooms, as well as a spa occupying one floor of the building. Features include hot and cold experience cabins, an active salt therapy room, a hydrotherapy pool, in addition to treatment rooms, a meditation studio and a gym.
Cambridge House, Auberge Resorts Collection
Auberge Resorts Collection will make its London debut after being appointed by Reuben Brothers to manage Cambridge House, the former In and Out Military Club, in Mayfair, London. Set to open in late 2025, Cambridge House, Auberge Resorts Collection is part of Reuben Brothers’ £1 billion regeneration of 1.3 prime acres of the Piccadilly Estate.
The 102-room hotel will feature event spaces suited to a range of gatherings, including a Georgian-style ballroom, while the property’s restaurants, bars and private rooms can accommodate events of every size and concept. The double-level spa will introduce Auberge’s holistic wellness offering to London, with extensive hydrotherapy facilities, two heated swimming pools and seven treatment rooms.
The Chancery Rosewood
The Chancery Rosewood, a sister property to the flagship Rosewood London, is set to open in 2025 in London’s prestigious Mayfair District. Housed in the iconic former U.S. Embassy on Grosvenor Square, the Grade II listed building is currently being reimagined by British architect Sir David Chipperfield as a new retail destination and hotel.
It will feature 146 spacious rooms and suites designed by Joseph Dirand, alongside dining venues including Richard Caring’s Le Caprice, retail concepts, meeting and event spaces including a 750-guest ballroom, and Rosewood’s wellbeing destination, Asaya.
St. Regis London
Marriott International is set to bring the St. Regis brand to London, on the site of The Westbury Hotel. The hotel is undergoing a £90 million redevelopment, including the addition of an eighth floor.
When complete, The St. Regis London will comprise 196 rooms and suites, alongside a signature restaurant, speakeasy jazz bar, fitness centre and spa. The hotel will retain the long-standing Polo Bar, originally designed for the Phipps family of America, avid polo players and creators of the Westbury Hotel in New York and London.
Waldorf Astoria Admiralty Arch, London
London’s first Waldorf Astoria property is set to open in Admiralty Arch in 2025 after a five-year project. The building, originally commissioned by King Edward VII in memory of Queen Victoria, stands at the end of The Mall opposite Buckingham Palace, offering unparalleled views of the Palace in one direction and across Nelson’s Column and Trafalgar Square in the other.
The Reuben Brothers took ownership of the building in 2022, which resulted in a slight change to original plans, including the replacement of an afternoon tea salon on the fourth-floor bridge with a two-bedroom VIP suite offering views of The Mall and Buckingham Palace.
The hotel is expected to offer 100 rooms and suites and promises to provide “exciting restaurants and bars with world-renowned chefs”, and two outdoor spaces: the 6th floor rooftop terrace and on the ground floor, where guests will be able to sit overlooking St James’ Park.
The Other House Covent Garden
Located in London’s theatre district, a stone’s throw from the iconic piazza, The Other House Covent Garden will open in Q4 2025 offering 146 signature bedrooms and Club Flats, featuring fully equipped kitchenettes and living spaces.
The Other House Covent Garden will house the latest outpost of its destination cocktail bar, Owl & Monkey, relaxed all-day dining brasserie, The Other Kitchen, and its private club, accessible to members and residents. The exclusive rooftop bar, The Peacock Lounge, will sit above the Covent Garden roofline, offering a panoramic view of London’s iconic landmarks. Wellness and fitness facilities will include a subterranean vitality pool, sound bath, treatment rooms, and a gym.
