Venice is not short of luxury hotels, but Airelles Palladio is something different. Opened in May 2026 on Giudecca, the tranquil island just five minutes from Piazza San Marco by boat, it marks the first property outside France for Airelles, the prestigious French hotel collection whose other addresses include Le Grand Contrôle, the only hotel on the grounds of the Palace of Versailles. The expectation that comes with that pedigree is considerable, and the property delivers.
The hotel occupies three 16th-century buildings, including the former Zitelle Institute designed by architect Andrea Palladio, alongside the restored Santa Maria della Presentazione Church, all set within almost one hectare of Mediterranean gardens. Across the property there are 45 keys in total, comprising 17 rooms and 28 suites, with interiors designed by Christophe Tollemer featuring hand-painted frescoes, Fortuny chandeliers, Murano glass pieces, Rubelli wall-coverings and antique furniture sourced from the most prestigious dealers. The 450 square metre Suite del Doge, with panoramic views across the lagoon, sets the tone for the level of ambition throughout.
For incentive planners, the most compelling option is the Conventino, a former educational centre now transformed into a private three-bedroom villa with its own garden and swimming pool. Available as a self-contained private stay, it is the kind of offer that works particularly well for senior leadership groups or top performer incentives where the experience needs to be memorable rather than just comfortable. Villa Frollo, the 17th-century palazzo that was once a vacation home for Venetian aristocracy and later a haven for artists, writers and poets, adds further character to the property and houses some of its most atmospheric rooms and suites, including the four-bedroom Presidential Suite with panoramic views of Piazza San Marco.
The food and drink offer across the wider property is exceptional and worth building a programme around. Jean-Georges Vongerichten’s abc kitchens Palladio handles all-day Mediterranean dining in a relaxed contemporary setting. Chef Nobu Matsuhisa brings his trademark Japanese cuisine, while Villa Frollo provides the theatrical backdrop for Norbert Niederkofler’s refined lagoon-inspired dishes. Cedric Grolet contributes his sculptural pastries and exclusive sweet creations. The Palladio Bar overlooks the Fondamenta and the lagoon, Zitelle Bacaro pays homage to traditional Venetian cicchetti, and Elton’s Club, created in collaboration with Elton John, who is now a Venice resident, opens in September 2026.
Wellness is another strong point. The 1,700 square metre Guerlain Spa is the largest in Venice, featuring treatment rooms, a hammam, Finnish sauna, Japanese Iyashi Dôme infrared sauna, yoga studio and indoor swimming pool, alongside three outdoor pools across the wider property.
Bespoke experiences complete the picture. Private guided visits of St Mark’s Basilica at night, exclusive access to the Santa Maria della Presentazione Church, and Airelles’ involvement in the restoration of the Doge’s Palace all speak to a level of access and cultural connection that most hotels in Venice simply cannot offer.
